Case Study 1:
We recently took over a portfolio from a well-known agent, and upon review, we identified several compliance issues that needed attention. A total of 21 actions were required across the landlord’s properties to address areas that were either non-compliant or not meeting current regulations. In addition, vital lease and inventory documentation were missing and unable to be located. These actions were necessary to ensure that the properties fully adhere to legal and regulatory requirements, safeguarding both the landlord and tenants from potential risks or penalties
Case Study 2:
We took over a property for an other well-know agent, and identified several compliance issues that required immediate action.
Landlord Registration & Lease Discrepancies: Both landlords were listed on the title, but only one was named on the lease agreement. Additionally, one of the landlords did not have a valid landlord registration, which needs to be addressed to ensure full compliance with legal requirements.
Washing Machine Safety: The washing machine in the property had failed the PAT (Portable Appliance Test) for three consecutive years. Despite this, no remedial action had been taken, and the faulty machine remained in the flat, posing a safety risk to tenants.
Expired Gas Certificate: The gas safety certificate had expired. Although the management change occurred on March 1st, we only received a gas certificate that was valid until February 24th. This is a critical issue that required us to arrange for a new gas safety check and certification to ensure the property remained compliant with regulations.
These issues highlighted a need for thorough attention to detail and swift action to bring the property up to the required legal standards and ensure the safety and security of the tenants.
